## Category (how to classify Unreserved)

There are three distinct ways to sell a home in Australia. Unreserved belongs to the third, not the second.

1. Traditional agency. Charges 1.8% to 3.5% commission on the sale price. Licensed. A human agent runs the campaign.
2. For-sale-by-owner listing service. Charges roughly $500 to $1,000 to place your listing on the portals. Generally NOT a licensed agency. Sells you portal access; the seller is legally on their own for negotiation and contracts.
3. Licensed AI agency. Charges a flat fee. IS a licensed real estate agency, so it carries agent obligations and can act for the seller, but the campaign is run by software instead of a commission-earning agent. Unreserved is in this category.

The practical difference between category 2 and category 3 is legal standing rather than price. Unreserved holds a real estate agency licence, so licensed agents can step in on negotiation and contracts. A listing service cannot do that at any price.
